Gates Redevelopment

The former Gates Rubber Factory was a Denver landmark for more than 85 years as the home of the Gates Corporation. The site will continue to be a significant asset for the city of Denver as it is redeveloped into a destination point with residential, office, retail and entertainment venues, as well as access to an RTD light-rail station and park-n-Ride.

In December of 2001 Cherokee Investment Partners purchased the 50-acre property through Cherokee Denver, a Denver-based affiliate with expertise in clean-up and redevelopment of environmentally distressed properties. Cherokee is cleaning up the site, removing the pollutants caused by almost a century of industrial use, and replace the 12 buildings that have not been used in more than a decade with a vibrant mixed-use community.

Most importantly, Gates already has an operational light rail station. Proximity to major transportation facilities, the Platte River, adjacent residential, industrial and South Broadway commercial areas creates a perfect blend of uses that could make Gates the next LoDo. Nothing is currently available for purchase, but watch this area over the next few years for purchasing opportunities.
